What does a roof cost per m² mean?
A rate per square metre is meaningful only when its area and included work are stated. A quote may cover only the roofing material, installed covering, or a wider package including support and accessories. Ask whether the area is gross sloping surface, net surface after openings or another agreed basis. The Roof Cost Calculator applies each entered area rate to the same net sloping roof area. It cannot reconcile different measurement bases automatically.
Measure the roof rather than the house
Room count and floor area do not establish a roof quantity. Obtain the total sloping surface from the roof plans or a suitable measured take-off. A simple horizontal roof projection with one common pitch can be converted by dividing its area by the cosine of the pitch. Include overhangs in that projection. Measure planes separately when pitches differ and avoid counting the same roof projection twice. Do not add a pitch correction to an area that was measured along the slope.
Metal roof vs tile roof cost
Compare the selected metal profile, coating, thickness and support requirements with the actual concrete or clay tile system. Names such as steel, tin and zinc can describe different products in informal quotes. Standing seam, metal shingles and profiled sheet are not interchangeable cost specifications. Ask for installed covering, flashings, underlay, fixing system, insulation where specified and labour on a consistent scope. A lower tile or sheet unit price does not prove a lower completed roof cost.
Worked quotation example
For a hypothetical 100 m² measured roof, enter R500/m² for materials and R300/m² for installation labour. Those lines total R80,000. Add R10,000 separately quoted fixed work and the subtotal is R90,000. A chosen 10% reserve adds R9,000. These prices and percentages are arithmetic fixtures, not a current South African price guide. Obtain local quotations for your roof condition, specification, access and contractor scope.
VAT and the planning reserve
If the example figures already include applicable VAT, the planning total remains R99,000. If all entries exclude VAT and an entered 15% rate applies, grossing up the subtotal plus reserve produces R113,850. Do not add tax again to inclusive quotes. A contractor who does not charge VAT and a VAT-exclusive quote cannot simply be mixed under one blanket addition. Reconcile the basis before entry. The reserve is budget headroom; actual tax is established by supplier invoices.
Patios, garages, sheds and concrete roofs
Use the actual roof system and its own scope, even for a small structure. Patio or garage work can include posts, footings, wall junctions, gutters and access in addition to covering. A flat roof needs drainage and waterproofing details. A reinforced concrete roof needs an engineered concrete, steel, formwork and waterproofing scope, rather than a generic sheet-roof rate. The tool can total confirmed quotes for these systems but does not design them.
Prepare a comparison that can be checked
Ask each bidder to state the measured area, specification, included accessories, exclusions, delivery, disposal, temporary protection, timeline, tax basis and quote validity. Enter separate charges once, keep a dated copy of each result and compare the totals alongside the scope. Zero calculator inputs mean unpriced items, not free work. This page focuses on South Africa; overseas truss, conservatory or green-roof price calculators should not be treated as local quotations.

Frequently asked questions
What is the average roof cost in South Africa?
There is no single verified average supplied here. Compare measured, itemised local quotations for the same specification and scope.
Why can roof cost per m² differ between two quotes?
Measurement basis, material specification, structure, accessories, access, labour and tax inclusions can differ.
Can a 3 bedroom house have a fixed roof price?
Bedroom count alone is insufficient. The roof geometry, structure, covering and condition must be established.
Does this calculator choose the cheapest roof material?
No. It totals entered quotes and records a selected system. Suitability and full scope require separate assessment.
